England
National Planning Policy Framework 2019
The National Planning Policy Framework sets out the government’s planning policies for England and how these are expected to be applied. This includes requirements for the contribution to and enhancement of the natural environment, including habitats and biodiversity.
The National Planning Policy Framework should be followed when developing local plans for housing and other development and it is against these plans that planning permission must be determined.
Town and Country Planning (Environmental Impact Assessment) Regulations (2017)
The Town and Country Planning (Environmental Impact Assessment) Regulations 2017 governs the process of EIAs where granted planning permission under the Town and Country Planning Act. This legislation implements into English law the EU Environmental Impact Assessment Directive.
Wales
Planning Policy Wales
The Planning Policy Wales sets out the land use planning policies of the Welsh Government. The primary purpose of this policy is to ensure that the planning system contributes towards the delivery of sustainable development and improves the social, economic environmental and cultural well-being of Wales as required by Welsh legislation.

Scottish Planning Policy
The Scottish Planning Policy provides guidance on how nationally important land use planning matters should be addressed within Scotland.
The policy sets our the priorities for the operation of the planning system, for development and the use of land. The policy specifically relates to:
- the preparation of development plans,
- the design of development, from initial concept through to delivery; andĀ
- the determination of planning applications and appeals.

The Strategic Planning Policy Statement (SPPS) consolidates a number of policy documents into a single publication detailing how important planning matters should be address across Northern Ireland.
It is the purpose of the SPPS to secure the orderly and consistent development of land whilst furthering sustainable devleopment and improving well-being. As such the pursuit of social and economic priorities should occur alongside the careful management of built and natural environments.
